I’m reminded again and again of the Barb Schwartz quote, “How you live in your house and how you need to get it ready for sale are 2 different things”
Sometimes, my clients decide that making the changes required to sell whilst they’re still living in the house is a step too far, especially if they are busy working and bringing up families. They therefore move out, make any repairs and changes necessary then ask me to hire furniture, artwork and accessories to stage the house. With no family in the house it remains in an ‘open house’ state whilst the house is on the market – no constant cleaning, tidying and living in an unnatural state for the period the house is on the market.
An additional bonus of this approach is that I get to see the client’s furniture and artwork before they move and can use this, if appropriate, when staging the house. This helps to keep the cost down. For example, the living room furniture in this house was re-used in the downstairs rumpus – where it’s not so important. I usually also ask my clients to leave me a box of books or some kid’s toys for me to style the house – it’s these finishing touches that make the house feel a bit more homely.
